AI for real estate brokerages that ship listings, not friction
Listing pipelines from MLS to your own site, CMA generation, neighborhood guide retrieval, lead routing, and custom CRM front ends, running on a federation that reasons over your own listing and buyer data. Built by an engineer who shipped a brokerage site to a real estate broker in Northwest Arkansas.
Listings, leads, and lookups eat the agent's day
Most real estate work is data entry, lead chasing, and answering the same neighborhood question fifty times a week. MLS publishes listings in a structured feed. Buyers ask in plain language. The gap between those two ends is where a private federation ships.
Brokerages we have worked with ship the same four bottlenecks. MLS listing duplication across every surface. Repetitive buyer questions. CMAs that take half a day to build. And an inbox that fills with leads that never get a same day reply.
MLS listing duplication
Listings live in MLS, the brokerage site, the agent site, and social. Each update means several manual edits across systems that do not talk to each other.
Repetitive buyer questions
What is the school district. What are the property taxes. Is this neighborhood safe at night. Asked daily, answered by hand.
CMAs that eat half a day
Pulling comps, building the report, formatting it, walking the seller through it. Worth it for a big listing, brutal for a small one.
Lead response time
The first responder usually wins the buyer. Most agents respond in hours, not minutes. An automated reply with calendar booking changes the math.

What runs inside your federation
Five capabilities that fit alongside MLS and your CRM
MLS to site listing pipeline
One source of truth pushed to the brokerage site, agent sites, and email, schema first so listings are eligible for rich results.
Neighborhood guide retrieval
A buyer asks about a school district in plain language and gets a cited answer with ratings, recent sales, and walkability from your own local data.
CMA generator
Comps pulled, weighted, and formatted into a branded report in minutes. The agent reviews and signs before it goes to the seller.
Lead routing automation
A form fill reaches the right agent inside a minute with full context: budget, area, timeline, and must haves.
Custom CRM front end
If your CRM is a platform your agents fight with, we build a faster front end on top with the views they actually use.
Fair Housing built into the logic
Auto replies and routing rules are neutral by design, not a black box you have to trust a vendor about.
Why brokerage data stays inside your own federation
A brokerage holds buyer budgets, seller financials, and the internal notes an agent keeps on a client relationship. That is not data to feed into a generic CRM vendor's shared model. In a private federation, the CMA generator and the neighborhood guide assistant both reason over your own listing history and market data, running on hardware you own, so a buyer's question never has to leave your system to get an answer grounded in your actual market.
Real work: Local Living Realty Northwest Arkansas
Local Living Realty NWA is a brokerage based in Huntsville, Arkansas serving buyers and sellers across the Ozark region. We built the brokerage site as a hand coded property with the broker's brand voice, full schema, and listing schema for individual properties. The site is the front door for the broker and her team across the region.
What ships on the property: a hand coded layout, full local business and real estate agent schema, an image sitemap, and the credibility pattern that lifts trust signals across the site.
Real estate FAQ
Buyer questions, real estate specific
Do you integrate with my MLS feed?
Yes. We work with RETS and RESO Web API feeds. Some boards charge for API access, and that fee stays the brokerage responsibility. The listing data lands in your own federation, not a third party cache.
Can the AI assistant give legal advice on a contract?
No. The AI explains terminology and points to your own purchase agreement. Legal advice comes from your real estate attorney. The assistant is built to defer, every time.
Will the listings show up in Google rich results?
Yes, when the listing schema is correctly emitted on each property page. We ship that schema by default plus an image sitemap.
Does an AI auto reply create Fair Housing risk?
Auto reply is templated, neutral, and asks the buyer for criteria. It does not steer based on protected class. We build with Fair Housing constraints in the logic itself, not as an afterthought.
What about IDX compliance?
The site honors your local board IDX rules including required attribution and prohibited modifications. Compliance is reviewed at deploy.
